An opportunity arose to construct an apartment complex above an existing automotive shop; however, the original concrete block structure was inadequate to support a five-story building. A retrofitted structural system addressed this issue by creating a grid that extends beyond the roofline. A modular system was employed to construct the apartments using proven prefabrication methods that have been beta-tested. Inspired by a local iconic bridge known for its raw steel, this design aimed at achieving an impressive span. The structural steel elements of the new apartment complex reflect this material, resulting in a light and airy aesthetic. The city street grid allowed a unique design that angles the tower, deviating slightly from a parallel alignment with the main avenue. This angle introduces a welcoming informality to the project. Thanks to the retrofitted design, the decoupling of the structure enabled it to rise above the concrete block building and create a pedestal effect. A retail and office area resides where the decoupled space exists to help offset the purchase price of each apartment. This new area features floor-to-ceiling glazing, further enhancing its appeal. The rooftop presents an opportunity for a public space dedicated to events and leisure. Photovoltaic panels, using the natural pergola formed by the steel modular boxes, also serve as shading devices. The administration plans to rent this space for small events, helping to generate revenue and sustain the building.
